Good deal. Seems fair! Thank you guys. And yes Ashish, I will be starting a new holding company here in NC for real estate under a new LLC.

if you have the time I would consider showing it to people who want to see it after you do a simple phone interview. (Check size of family, income, job, and ask why they are moving). Then be open to showing the house. People are probably just moving on to a landlord who seems more “interested” in renting to THEM. I hope that makes sense. If you had a lot of units it might be harder to do less screening up front because it would take too much time. But since you have 2 units and it’s a tough time of year to rent anyway, try my approach out ignoring you want :) 

Know that it’s always tough to rent places once the holiday season arrives.

The LLC holds rental properties. I should have made that more clear :)

So I estimate my 2018 Tax return in NY to be a loss of $9,000. 

Where does that $9,000 go? Does it slide down to my earned income NC tax return somehow?

I recently moved from NY to NC. I have a LLC. that files taxes as an S Corp. Will I need to file a personal tax return in NY for the pass through LLC income (or loss). Or can that be placed on my North Carolina Tax Documents?

Is asking a seller to replace HVAC Systems or offer money back at closing to replace these systems reasonable? The systems are original to the house and about 21 years old. They are the dual fuel AC/ Gas Furnace units. One for first floor and a second of the second floor.

I think replacing these units would be about $12,000, maybe more.

We just moved to Raleigh as well and are going to rent a year, then look for a house hack as well!  I haven't seen many properties with "In-law suites".  There are true Duplexes, but I've been trying to find something more like a nice large house with an income piece to the house as well. The other though would be a 3 or 4 unit. I will also need to get to the TREIA meetings sometime in the near future.  I Can't Wait!

Why would you have 16 K-1s? You won't put each property into a separate entity would you?

I am relocating to Raleigh, NC and I'm interested in what banks investors use in the area. I would like a local/ regional bank who may have offices in Raleigh, Wilmington, Outer Banks area and possible Myrtle Beach South Carolina. Who do you work with and why?
