Hello BP, I am new to real estate investing and I am looking for sum clarification on using business credit to acquire rental properties. If I establish business lines of credit in my LLC will I be able to acquire properties without the home being tied to what I am do personally? Has anyone ever achieved this?

Hello BP family. How does one estimate the fluctuation of rental income on a cash flowing properly accurately. I know of a website called rentometer.com. I am looking to buy a rental property in the near future and I wanted to know how do I know when to increase the rates and at what time. Are there any books that you can refer me to that could help me in this process. I have read the BRRRR book And I had spoken of a website that I can use but I want to get more in depth so that I make the right decisions about the prices. I know that I can also use the comparable rents in the area. Are there any other methods of figuring out the rental prices that I should charge my tenants?

 Thank you Jerry I did not know about a renovation loan. I’m looking to get into real estate investing and I have been doing research I want to put this strategy in place but I don’t have the Initial capital at the moment which is what I’m working on.

Hello BP Family. I am nearing the end of the brrrr book I have a few questions. I am getting a little confused about the brrrr strategy.I previously thought that with the brrrr strategy I would have to purchase the property Using my own cash or a hard money lender then rehab it and then refinance To pull out the loan to value that the bank will give me and then repeat the process. I'm reading the book and it says you can use the strategy if you get a loan on the property as well Like a conventional loan or an FHA loan if you house hack. How is this possible? I may be wrong. I had multi family properties in mind between 1 to 4 units. That is why I am getting a little confused. Do I need to use my own cash or a hard money lender to finance the whole cost of the multi family property?

Any help or insight would be great.

Hello BP Family. I am looking to do the BRRRR strategy. And I have a question about the renters that I will put in the home after It is remodeled.What if I put a tenant in the property and there are damages to the property that are caused by them and not common wear and tear. Am I responsible for things like kids playing and putting holes in the wall. Or things that have to do with the renters destroying the property. I understand that I am the owner of the property and the house to be some sort of rental agreement But more insight would be great. I'm trying to get an idea of what I'll be getting myself into. I also plan on using property management.
