@Katie Case definitely house hack again! My wife and I are still house hacking here in Coraopolis with a 3 month old baby!  We'll be on the lookout for the next house hack soon.  Whatever you choose to do, you and Nathan need to stay close so I can have someone hold me accountable, I have not been consistent getting to CrossFit MindFire for awhile now!

On another note, if you're not already, I would strongly recommend working with @Jeremy Taggart and his team!  I can also confirm his lenders above, I used Tony Feola for his 10% down on our current house hack.

I just closed on my first out of state rental property on 12/31/2021, literally the last day of the year.  The property is a duplex located in Pennsylvania.  The only expenses I had in 2021 was the home inspection, appraisal, and then other normal closing costs.  I had $0 of income in 2021 from this property.  

Will this purchase affect anything on my taxes? Am I considered a home owner in 2021?  Is the home inspection tax deductible since this property will be used for rental income?  Or will it not be deductible since I had no income from the rental in 2021?

I am closing on my 1st rental property this Friday, December 31st 2021.  It is an out of state duplex with existing tenants that I have not yet seen in person.  I will be doing a final walk thru an hour before closing.  The duplex is fully occupied with existing tenants and I did not do an estoppel agreement, but the seller did provide the current leases to me.

Any final advise for me?  Specifically, I'm trying to figure out exactly how to go about introducing myself as the new owner/landlord and how to transition paying me and not the prior owner.  Thanks!

@Guillaume D. Congrats man! Inspiring to say the least. Great post, and even better comments throughout your forum post. 

Can you explain how to go about using other people's money for deals? More specifically, how do you get other people to give you money and who are these people mainly? I just graduated from college with an engineering degree in May, and I'm currently working as an engineer, but would really like to get into buy and holds, but with just graduating, I only have so much money saved up since I've only been working for about 3 months now.

Hello, I'm finally getting settled into the DMV area after moving here from north western PA since graduation and I'm beginning to find a routine with my new job as well. I've posted a few discussions this past summer, but I think it's time for me to start taking more steps. I was wondering if anyone in the D.C. area could introduce me to themselves or introduce me to any REI clubs or other real estate communities in the area.
