I know it's a hot market for cashflow, but I was wondering if I could get everyone's take on Youtuber/real estate  HoltonwiseTV.    They put out these section 8 rentals each day on their youtube that seem like no brainers for such a low cost. I understand that repairs would likely need to be made but does anyone have experience with them.    They do property management and encourage out of state investors to use them.     Can anyone give me some feedback or your own experience with Cleveland or HoltonwiseTV  property management?

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $270,000
Cash invested: $50,000

Just getting my feet wet and trying to learn through this.

What made you interested in investing in this type of deal?

Just trying to learn and get some experience.

How did you find this deal and how did you negotiate it?

Through a realtor, off market from a house flipper.

How did you finance this deal?

Conventional loan

How did you add value to the deal?

I could not add much since the house flippers already did most the work needed.

What was the outcome?

Rented but not cash flowing

Lessons learned? Challenges?

I need to find more value add and wait for a better deal, but the fear of getting started is now behind me.
