The water bills for my Akron, Ohio rentals have to stay in my company’s name and my tenants sign their leases saying that they are responsible but most of them don’t pay it on time and in full. Can I legally put a 3 day notice to evict on their door if they don’t pay their water bill in full on time? Or how do others deal with this? I’ve heard some people say that they act as the water company and bill the tenant directly. Any thoughts on how I can keep my tenants paying water bills on time?

When a tenant reports a stove that has stopped working, is it best to send a repair person or replace? If replacing, do you buy brand new and let the store deliver for you? I’m trying to get away from buying used and using my time to deliver and setup. I need a better system.

Is there anyone else in Ohio (or anywhere really) that has a SFR rental property that has a shared driveway? I have a tenant who keeps complaining about the neighbor parking in the driveway and not letting my tenant have access to her garage. Can I get the law involved?

@Peter T. Oh no, I didn’t mean it like that, I apologize. I was answering your question, “how did you land that?” and what I meant was - with my first couple of investors I was totally clueless and I just asked them to trust me and they did and it’s been great! We are still doing deals but like you said, there’s just too many deals coming across my path.
