Rondald, Yes the unit will have a mortgage.

How would you avoid a 50-50 split if we planned to split expenses as well as profits? Would we assume one person's duties would be different or greater than the other's?

Right now we are at the point of providing earnest money. However I'm a bit concerned because we signed a deposit agreement as individuals to take the unit off the market and we probably should have set all of this up ahead of time.

Hello,

My realtor has come across an investment opportunity that they would like to partner with me on. (50/50)

The property is pre-construction and as of right now we are having to deposit earnest money with delivery being expected about a year out.

I was hoping to get some advice from the community as to how I should structure this partnership legally. First thing that comes to mind is to form an LLC with my partner, however we have already given a deposit to hold the unit as individuals. Can we go back and transfer this to an LLC after closing? What other things should I be conscious of or get legal agreements for? This would be my first deal with a partner.

Hello,

I'm just starting out in real estate investing and looking at several MF properties in the Austin area.

I lived in Austin for many years so I'm pretty comfortable with the market, but I've recently moved out of state and am doing everything remotely. 

I'm trying to find some recommendations for an experienced contractor to visit some of these properties with my realtor and give a better idea of the type of work and cost each  might need.

Any help or guidance would be much appreciated!
