I couldn't agree more with this thread. I have been on both sides of the transactions and I understand why these larger funds hesitate to do smaller transactions. They're not interested in holding hands for a chance at a transaction, let alone man power to transact in smaller amounts is more or less the same effort as selling larger. It was a hard pill to swallow at first but then I directed my energy to like minded NPL investors to strengthen our buying power. Example if we know the fund wont look at us for under 7.5M and my capabilities are 4M we'd each take portions to play in that arena. Don't get me wrong theirs times where its extremally frustrating where I feel like I'm giving out free education for the potential investor to back out at any minute leaving me with the commitment of the transaction. Overall with figuring out how to sit on the big boys table your product will be better as well as your pricing.

@Gary Dezoysa I invest in performing and non performing notes based out of NYC. My first note purchased was back in 2015 in Arizona. With little experience in the note game and never even been to Arizona it was extremely easy to manage. Although it went smoothly I was prepared for worst case scenario with local lawyers lined up incase. Best of luck! Feel free to reach out.

I have a home i own outright sitting on about 800k in equity but because of a couple factors on my tax return i wouldn't be able to get a conventional loan. What are the Pros and Cons of using an asset based lender? Would love to hear asset based loans stories that you guys have done and recommended lenders.

I live in Brooklyn NY and come from a buy and hold minded family that came to the country about 30 years ago with 0 money and built up a nice portfolio all over New York. The market is not what it was when we initially bought a majority of our properties which led me to becoming addicted to finding creative ways to getting deals and diversifying the way we invest especially with the asset inflation we're dealing with today. I remember hearing creative deals my dad has done that really opened my eyes to looking at deals from a different perspective. I'd love to share creative deals that people have done to shed light on what most people feel like is a real estate market they can't enter.
