@Kim Meredith Hampton yea I told them if they leave by the 27th I won’t put it on their record but they obviously don’t care so an attorney it is then.

Do I need to inform the tenant that I’ll be having a sheriff come to escort them off the property since it’s past the 5 day notice period? I’ve tried multiple times to collect the rent but they refuse to answer the door or my calls.

I'm looking to get pre approved for a fha loan and I'm debating on how I want to finance the down payment and closing costs. My grandfather has a Heloc on his home which I have access to and permission to use the funds as a gift but I'm hesitant to do so since it's his money. I currently have a primary residence that I can get a heloc on but that means getting an additional credit inquiry and it adds to my DTI ratio. I'd like to get my own heloc so I can buy more properties in the future but I'm conflicted on what to do for now with the fha loan.

Any feedback or advice is appreciated.

How do you handle a situation where the tenant constantly has different people coming and going from the unit? I know I can't tell her not to have company, but every time I stop by it's always people there even when she's gone. I also believe her boyfriend is living there and I told her that if he is then he has to be on the lease but I'm not sure how I can prove it without being there 24/7 and basically spying on them.

@Bill F. generally speaking if the judge can only send a summons to last known address or addresses and they don't show up does the landlord automatically win or is there a next step in the process?

Found myself being nice and gave my tenants(inherited tenants) 2 weeks to be completely moved out or else I'd continue the eviction process due to non payment of rent. Tenants told me yesterday that everything was gone from the apartment except the furniture and that they'd get that next Friday since they didn't have the money for a u-haul so I said ok(again trying to be nice). I show up today and to no surprise basically everything is still there. This is my first eviction situation so at this point should I give them till next Friday or should I move on and take them to court even though they don't have any money and can't sustain a job or working phone?
