If I don't put 20% down at first Is it usually okay with getting one with a PMI until I make it to 20% (where I assume it will fall off) I just have most of my funds in the market and would prefer not to sell it all to get the 20%
Single adult age 28 living in Nevada looking to make my first purchase this year. Looking for advice and have some questions. 1- good month to purchase? Thinking October September. 2- should have near 770-800 credit and heard of friends putting down below 20% with insurance which falls off after they have down 20% is that kind of loan common and do able for a single adult 3- I plan to rent rooms out, is this something that helps mortgages or hurts? Or not something to tell them? 4- wanting to see the size of mortgage I can get approved for even though I am not looking to purchase until later in the year, could this hurt my credit running a check? 5- does job play a factor? Currently bussing tables in fine dining looking to move to bartender this year. Only debt currently is a car payment about 2 years left on a 10k loan. 215$ monthly payments. 6- thought of getting a government job part time to apply for a loan with that, then potentially loosing the job after I begin payments. Is this do able or even worth the hassle ? I am sure I have other questions I can't think of at the moment, will update when they come to mind.

Looking for a reputable class to get a license, not necessarily for the license more just to learn as much as I can about real estate. Been trying to read and do things on my own for a while now think it's time to start learning the basics in a class room or online.

Danielle Fattizzi thanks for the books I've been reading all I can! Love st Augustine by the way I just moved from St Pete. I sure miss the beach. Look to take a real estate license course out here just to learn more do you think it would be worth it?

My name is Aaron. I am 27 years old born in KY, spent the last two years working at a resort in Florida getting into the hospitality industry. I started a stock folio about 5 years ago I have the entire folio up 52.24% which I'm sure plenty of people are doing decent over the same years. But I recently moved to Vegas to continue hospitality working at Wynn Resorts. Of course I want to become my own boss like everyone else on here and I know it's possible for a bright kid like myself with great work ethic, so I am looking for some insight on how to get started.
