@Justin Carmack ah interesting strategy. I'll look into that. Would be good to see how the market responds.

@Joe Cassandra Ah, I didn't even know about the contacts thing on zillow. Thanks for the tip!

@Jaquetta T Ragland Good point. They probably have some web crawler that finds listing through search engines using keywords. That would be my guess? Could be a good thing to look into.

@Michael Noto I tried reaching out to some landlords on Craigslist, but all I got back was a bunch of weird automated responses haha.

@Account Closed I'll keep that in mind. Last thing I want to do is get a bad idea of what my numbers will actually look like

@Nick Robinson how accurate of a job does rentometer do in your experience?

@Kyle J. I never thought about FBMP. I’ll check it out. And thanks for the link I’ll read that too

@Frank Hinck Yeah I've been thinking about getting rentometer. As far as a property manager, if I've never done business with them I'm not sure how likely they'd be to just give up information. But it couldn't hurt for me to call and ask, right?

Hey everyone, hoping to get some feed back and hear what your experiences have been on this.

I'm looking to do my first house hack this up coming year and I've been running a bunch of numbers on properties I've been seeing on zillow. I usually just look at zillow to see what units are renting for and use those as comps. Is this an accurate way of getting rental comps? I also read in David Greene's BRRRR book that he likes to use rentometer.com

What do you guys think? Last thing I want to do is get the wrong idea of what I can rent for & end up shooting myself in the foot!

Let me know

@Marcus Auerbach Great info Marcus. I think I saw you on here before and saw you were a very knowledgable realtor in the Milwaukee area. I'll send you a DM.
