@Michael Thompson No the deal fell through due to an illness in their family. I'm still trying to get somebody in that property.

Thanks for the input Shane. Yes I already had my meeting and it looks like I'm going with gross lease mainly because I wasn't aware of the triple net lease until you mentioned it above. I use Eviction One located here in Wichita for my residential tenant backgrounds so I was hoping they will do a background for business as well. I'll find out tomorrow if that is the case. Looks like I'll be doing a crash course into the commercial side of things. Thanks for all the advice I'll let you know how it goes.

I think the website is very informative. My website is a very simple iWeb presentation. Good job on putting it together did it take very long to learn Wordpress?

I agree with Rachel, you should have your hyperlinks where people don't have to scroll to get to them. Also, I wasn't sure where the "View all Projects" link was suppose to take us.

All around I'm pretty impressed with  your DIY website!

Thanks for the quick response Joel. It is actually only a 400 sq ft building with a sizable lot space. I'm meeting with a company that wants to use it to store the vehicles they reposess until the bank takes them away.

I've been managing my own residential properties as well as a few for others and I've recently been approached to provide my services for some commercial property. I'm really new at this and was wondering if anyone can give me some advise as to major differences between residential and commercial properties? I plan to meet with clients tomorrow who want to rent the place and all I have are my typical rental applications and leases I've been using for residential homes. I need to do some research tonight and come up with some commercial type contracts and figure out what all I need to consider. Your thoughts and advise would be greatly appreciated.

Thanks everyone for the greetings. The two houses we own are single family homes as well as the other three we manage. We are currently in a deal to manage some commercial property too. Once my parents move in with us in December to help with the baby, we plan on expanding by starting flips and increasing our rental properties. We've been a landlord for several years now and we would like to increase our cash flow so we can do real estate on a full time basis. Now that we are managing some commercial property I wouldn't mind learning more about those opportunities as well.

My name is Aaron McCarty and our company has 2 rental houses that we own and 3 that we manage and we are looking to expand. I'm soaking in this whirl wind of information from BiggerPockets and hoping to start our first flip soon.

@Kyle Atans - I have 5 rental units and SimplifyEm is working quite well for me and I'm only paying $9.50 a month. When I need the software for more than 30 units or I want to upgrade to get tenant portals and other features then the price will increase. But for now it is pretty decent.
