It sure is possible to do wholesaling in Canada. I've been wholesaling in the Toronto area since 2008. You need to do lots of advertising and treat it like a business. Once you do some wholesaling then you'll probably want to add some other strategies to your arsenal... fix and flip, long term rentals, etc.

I have a successful house buying company, but I want to take it to the next level. I do mostly fix & flips, also hold rental properties (single family and 2-units) and do a bit of wholesaling. I do marketing to get private deals from motivated sellers. I've been doing this over 10 years, but I'd love to learn from anyone who has built a bigger business and has leveraged their time.

My general goals:

-Do more deals with less of my time. Hiring people, procedures, systems, etc.

-I can always improve my performance in various areas: marketing, sales, etc.

-Increase my marketing and leads/deals. And be able to handle the increase.

-Business coaching to expand my business.

-My typical ARV is $500-$700k. I assume someone in a similar type of market would be more relevant to me. ie. If typical ARV is around $100-200k, then the investment strategies may be very different.

Can anyone recommend an experienced coach who has a successful business themselves?

The most common result is that the highest offer wins the bid. But not always.

How big was your deposit?

Did you give a firm offer or did you have any conditions?

Do you know how much the winning buyer paid?

Yes, you may be able to pay a bit less than someone else if you go through the listing agent. But it probably won't be a big difference on a $120,000 house.

Do you know the best closing date for the seller? Did you give it to them? (I assume they want it closed fast if its a foreclosure.)

A couple things I do:

-I often go to multiple offer presentations with a bank draft for the deposit of at least 20% of the purchase price.

-Firm offers (no home inspection condition) also have the upper hand. I sometimes pay for an inspector before the offer date. And sometimes (not too often) I'm comfortable to go firm based on my own inspection. Often sellers will choose a slightly lower price that is firm, rather than a higher price that is conditional.

The BRRRR strategy is great to stretch your money further. Can you find the deals that will enable you to pull out a big chunk of money after renos? The challenge is usually finding the deals.

Also get clarity from a bank on how much they'll lend to you on rentals. I'm not clear if you're debating to buy a rental with all your own cash or getting a mortgage from a bank... but YES try to get a low rate from a bank and use the bank's money.

For many people it's a good idea to start with ONE property. There's a learning curve. But the sooner your start the the more experienced you'll be. Don't wait for the perfect deal. Buy a good one and get started.

I hired someone on upwork.com to edit my site... add logo, change form fields, change colour scheme, and a list of other items. I hired someone to do the specific list of changes... not ongoing. But I'll hire the same developer again if I want further changes.
