You need to follow your model and look harder.  Michigan has exploded recently, but it was SO far down it needed a big come back at some point.  Certain areas do seem to be inflated with the buying frenzy lately, but  the rents have changed too.  Look at your model and tweak it, don't throw it out too quickly.  Just my limited thoughts.

Tim, I'd love to buy you breakfast or lunch when you have time. My house is in the Lakes area of Rockford and my office is downtown G.R. Your model is different than what I started with and I'm sure you could teach me a lot. I'm not giving up on G.R., but I'm trying to expand my views a bit and Kzoo has caught my attention more than other markets. I have about 10 doors right now, buy done for function more than fashion. Recently I started looking at buy and hold in Kalamazoo.   I live in GR and have quite a few doors here, but my business works in both cities and with GR's recent boom there aren't many deals left that I am currently interested in.  I'm looking for introductions to Realtors, contractors and property managers in that market as well as advice on areas to be looking.  My first thought was near the Universities.  Also, does anyone have thoughts on the local cap rate?  Thank you for your input!

Hello everyone!

I am an investor who does buy and holds primarily in residential single and multi family on the North side of town.  I have done a few flips over the years as well.  My personal weakness is for water front properties that are in need of work, but have a good location.  I also do a bit with commercial real estate.  My goal is to keep a couple projects going at all time. I'd love to meet those with similar goals and purpose.
