 I recommend Attorney Jeff Gately @ Gately & Morris, and Daniel Moncivaiz @ Echelon Insurance.  I am also out of state, and have used both these gentlemen's services personally.  They are top notch!

Hi Aaron - I would love to help, we are right up the road in Austin and specialize in these exact types of loans - quick 3-month cash outs on a 30-year fixed refinancing, we can lend up to 75% LTV / 100% of your basis/equity. Series LLCs are OK as well, we just did a big series LLC deal in Galveston.

 Hi Dave,

  Yes sir, thank you for your reply.  I should have stated my goal in my first post.  That is to scale to $5,000 of net income with passive investments as fast as possible.  I have refinanced my personal house in Hawaii, made 2 conventional 30 year fixed purchases in Alabama, and taken out 2 fix and flip loans in under a year.  My current situation will, I assume only allow me to scale further with investor funding (not able to be funded in my personal name).  

  I would love to take out more under my personal name, I just think Fannie and Freddie think I am too much of risk.  With Jerome Powell going 0-100 real quick, a shorter term loan may be just what the doctor ordered to watch and monitor the mortgage market with hopes that rates drop slightly, and with some luck, my SA assets will have appreciated to where a cash out re-fi into a 30 year fixed loan would make more sense.  But that is an entirely different topic to debate.

Hi Caroline,

Was not aware of the sole owner/spouse part of the series LLC. Owners of the series LLC are my cousin and myself... So lesson learned, reach out to lenders earlier in the process. Thank you for that, and the other lending criteria. Might have to just eat the cost of setting up the series, and go with our partnership LLC (Texas) for ownership.

Hi Aaron,

Thank you for the reply. Yes sir, that is exactly the product I am looking for, the only problem is holding ownership with a "series" LLC. All but 1 of the lenders I have recently spoken with will only accept non-series LLCs as acceptable entities to be on title.

My strategy is mid-term rental, targeting traveling nurses, and other traveling professionals looking for longer than 30 day accommodations. 

First off, I am not an attorney, the way it was explained to me by my attorney; the reason for setting up a "series" LLC would be to encapsulate the individual assets and associated liabilities to just the series itself. Each new asset could be placed into a new series, and should things go south in one series, it would not affect assets in any of the other series. Again not an attorney, please consult with one if you want to learn more about "series" LLCs.

  I'm just looking for other lenders to compare rates/terms with, so I am not limiting myself to just dealing with one lender.  If anyone has any possible leads, please let me know, I would be grateful.  Thank you for your time.

Hi Garrett, thank you for the input.  Would you say the potential for cashflow extends out to Universal City/Schertz too?

I am also aware of the military bases in SA.  That is part of the reason I selected San Antonio as my next target.  Like Hawaii, there are a lot of military bases, meaning an influx of potential renters constantly.  Thank you for that.
