@Maurice Matthews I would consult with a zoning attorney but to my knowledge, properties zoned RF-1 are allowable for 2 dwelling units as long as the lot and building sqft are a certain size and don't use more than 60% of the lot space. 

It can get costly but definitely worth it to have the guidance of a zoning attorney when going for a condo conversion.

@Keyshawn Johnson I played baseball at Loyola University New Orleans and I’d say about 10-20% of the guys I played with/against between travel ball, high school and college are active in the industry so first the best advice I could give you is sustain and build those relationships because professionally I’ve found the best personal connections once you enter the industry are with guys you’ve built a relationship with playing sports.

I wish I started when I was in college and I’m pumped to see you’re taking that initiative early! Once you do one deal they will compound and come in bunches as you start to build your process

@Daniel Alfandre 3 Bedrooms because they have the opportunity to be used as a rooming house as well dependent on the location of the property

Just keep plugging away! Whether you have 100 people interested or just 1 person interested only one person has to pull the trigger in the deal. Keep finding good deals and sourcing for cash buyers and everything will fall into place. It also wouldn’t be a bad idea to allow a successful wholesaler in your market to sign an option on your assignment contract to see if he/she has better success working dispositions on your deal.

I typically purchase hard assets but have recently been doing some research on Mortgage note investing and live the idea but have no idea where to start or where to find good mortgage note brokers/online market places that have good deals on Mortgage notes. Please advise in the comment section!
