@Richard Lutz my brother just closed 2 cash out refi on 2 properties last week. I did on on my triplex last month. Where are you getting this info?

@Chris Martin thanks! I am going to try and start pulling data and putting out a monthly market report. Not sure how to dive into open door but some of the other stuff I can pull easily. Open door is working it's way into jax.

@Michael Ablan yes there is a huge increase and a huge increase in fake service animals which is sad. The answer is 3rd party pet screening. There is currently only one good option I know of right now, www.petscreening.com they do a great job.

As a real estate investor what market data would you like to see? I am pulling local MLS data and curious as an investor what metrics, numbers, averages would you love to have access too?

@John Stone if your agent was the procuring cause then they are entitled to the commission. Even if you fired them and then proceeded to buy the property that they were then procuring cause for they still likely will legally be entitled to the commission.

I am working on my first large multi family 100 units. Although I manage single family homes i am planning to hire out for this project. The quotes and proposals are all over in price. What kinds of rates and fees are others seeing?

I am in the process of evaluating a 100 unit apartment building. I am trying to build a realistic pro forma. Does anyone have a spreadsheet that they would be willing to share. Any advise on property management fees? This would be my 1st large multi family building

@Dan Gustavson use petscreening dot com to validate esa and pets. Its what we use in property management

@Cal C. Most real estate boards have a legal hotline that real estate agents can call for free and speak with an attorney and ask legal and ethical questions. Have your agent and or property manager call them up and ask if that would qualify as an ethics violation.

In my opinion it does not. Yes you kind of got screwed but the seller got a better deal and that was the PMs job. So not unethical but sucks for you. Sorry man.

@Ryan York I purchased a half duplex in 2016 in key colony. Full gut renovation. I am happy to share my experience. Google me. Aaron cooper innovative property solutions Jacksonville. They dont let me post an email address on here :)

Know the key. Each one is different. Key colony has it's own code enforcement to patrol 14 streets...and they do... daily. Contractors are very hard to find. I fired 5 drywall guys. The good contractors only take big jobs and cost a ton more than I ever imagined. I have done around 30-=40 renovations and flips so it's not new to me.

Each key has it's own code, rental rules, etc. No work gets done from mini seasons through the end of August.

Once the house was finally done the rental volume has been good 35 weeks a year 40-45k revenue. Shoot me a message if you have questions
