I'm convinced many of you leave comments JUST to boost your post count. Thank You for letting me know I can't buy a house without money. I had no idea.

Thats what you just tried doing.

And you’re right. My rep count is higher than your bank balance.

Why you playin like you got Forex money when you don’t even got monopoly money?

“How you hating on the club...when you can’t even get in”

I’m still LOLZ at $6k home. Doll House being auctioned off or something.

LMAO!!! The things people say hiding behind the internet SMH.

Yeah, like, “I would, but the way that my bank account is set up, the thing is, I got a checking account and Forex account, but all the money is in my Forex. So I gotta switch it to my checkin, but it's gon take 3 business days.” [Kevin Hart Voice]

Bruh. If I got a property for $6,180...I’d turn around and give it right back. Suspect city.

Hello! I love this site. Learned so much on it already!

Before I go on, I would like to say that I feel very fortunate, lucky and very grateful for this inheritance. This money was given to me without my doing anything. So I see it as my duty to increase it, rather than waste it.

I am 45, single, no kids and live in California. I rent. I am thinking of investing in long distance properties (duplexes/fourplexes) under 200.000, starting out with a single family home to get my feet wet. I am reading David Greene's and Chris McLaughlin's book.

What would YOU do with that money? What would be your strategy? Any tips? Advice?

Thank you, everybody!

First, with no kids, determine the end game with making more money?

Charity? Passing along to niece/nephew? Donating to state aka no plan at all?

Second, what’s your 4%? Now work the numbers to see if it even make sense to aggressively invest or if very simple investments/near guaranteed will do.

This is genius!

I don't see the margins being worth it, unless you're renting out room by room, on a STR basis.

I received a phone call from a neighbor complaining about a dumpster leaning on his garage and trash overflowing into his yard. Long story short and after numerous phone call to my property management company,  advanced disposal (garbage company) and the city of Milwaukee the unlabeled dumpster  belongs to the city of Milwaukee but no one wants to take responsibility for it and move it off my property. Meanwhile the neighbor text me at least once a week to complain about the dumpster.

Whats my next move?

Pay some bros to shinmy it onto your neighbors property. Problem solved! Now your neighbor can complain to the city instead!

Or ask you why you moved your dumpster onto his property?

How is he going to prove its his? It’s unlabeled, hence dilemma, remember?

Soooooo the same dumpster on his neighbor's property that he's been complaining about that's been right next to his property for 7+ months suddendly disappears while at the same time an identical dumpster appears on his own property?

...............I see your point. That riddle would be next to impossible to solve.

I knew you’d come around...unlike the local municipal authorities responsible for said dumpster.

Are you speaking from experience?

I wish if it were only half for me.

My wife married me before I had anything, then we had a kid, and then we started making real moneys. So she pretty much owns everything now (even though we're still together). I just have to be careful not to up my life insurance policy too high or pay off the properties too quick, so I'm still somewhat relevant!

Hi all.

I have a project that I need 10k for. The rate of return is near 100%.

How do I bring in a lender as a partner and promise them a 10% return on their money WITHOUT putting the property as collateral?

Offer to marry them as well.

You'll only owe half your net worth that way, but at least no lien on the property as collateral.
