Hi Matt!

I'm a real estate agent in Mukilteo but I live in Lynnwood where we recently built 6 homes and plan on building 5-6 more. Your numbers seem to be fairly accurate. For agent fees I wouldn't subtract more than 6%. Honestly I'd account for 5%. Most new construction buyers agents receive 2.5% max and I'm sure you could find an an agent to list it for 2.5%. (I'd do it for 2.5 lol).

The best deals will be found off market but every now and then you'll find a deal on the MLS. They get scooped up quick though. Have you considered flipping?

Definitely going to be a challenge in Washington State. Anything even remotely close to that and you will have a lot of competition. Unless you find something off market.

Would you be buying this for yourself? Do you have someone to do a feasibility study? Has the city/ county confirmed they will allow 6 units? Or did another agent just put that in the marketing remarks? Would it require septic? Well? My Dad is a builder in Snohomish County and I've helped him out a bit so if you have any questions let me know

It's fine to pay for the first one. But I recommend you watch what your attorney does and then if/when you need to do another eviction you can handle it yourself. I haven't had to do one yet but my Dad has been doing them for years in Snohomish County.

I don't know how Maryland works, but here in Washington your agent should have checked the washer and dryer box if you wanted it included. If it's not checked then the listing agent and sellers can assume you don't want it.

I recommend you join the Facebook group "Landlords in Washington State" if you have a Facebook account. You will see many posts from landlords in Seattle and the surrounding areas. It's a great source of information.

Hello Greg! Like Kyle, I am also with Windermere but at their Mukilteo office. They have been pretty great with training. The managing broker is very responsive and happy to help with any questions that I have. This seems to be the norm with Windermere so I recommend you check them out!

The Only work needed to make it a separate unit is a new kitchen? It already has its own entrance from the outside?
