@Mark Dance You can take pictures of your property. Typically I get my tenets to sign a photo and video release, but if you don't have that I would stay away from getting the tenet in any of the pictures.

@Evan Cruz Degree's are not relevant in real estate and in no way will it affect the loan that you get. However, the better your job pays the higher chance of getting better terms or getting a loan at all.

@Alison P. I did property Management for a few years and what I found works best is to take a $50 to $75 one time application fee from the new tenet. I never charged them recurring fees for adding a tenet.

@Josh Lyons I would not say that its common. I lend to individuals all the time and all my fellow lenders in my area don't require an entity.

@Pedro Sanchez Congrats on your first flip! Hard Money is a great way to go if you have the money to leverage. Lenders will usually lend 70% of ARV with 2 to 3 points in origination and around 11% or 12% interest. Having money to use is always needed with hard money loans you'll need at least 15% in cash reserves and about 5% in closing costs if the ARV isn't high enough to cover the closing.
