I am a local investor and wholesaler in Indianapolis and I am constantly looking for deals in all parts of the Indy Metro area.  There has been a recent uptick for houses in the Greenwood and Center Grove areas because of these developments, but there are still deals to be had.  Creative and aggressive strategies are also the best ways to find what you're looking for, so think outside the box! If I can help you find some deals down there, please let me know.

Are you looking for specifically for Hard Money or Private Money for the project?

I am a local indy wholesaler and am looking for some private money lenders to help fund some projects that are on the horizon as we shift our team to a more buy/hold focused strategy.  Does anyone have recommendations for Private Money lenders that are great to work with in the Indy metro market? Please advise.

Hello BP!

I am not exactly new here, but I am just now returning after a long hiatus from using the site. I have been studying and learning as much as I can. I kinda got into the REI world on accident with a strategy I now know is called "house hacking". I rented out the upstairs unit of my house which consists of basically a whole other 3/1 house...lol From there I started a flipping project with a partner who went through a nasty divorce mid swing and the project fell apart (still trying to salvage some pieces of that adventure). In the process of trying to sell the houses we had that were killing us in holding costs, I managed to build up a decent cash buyer's list and made some really solid partnerships along the way to begin wholesaling. That is what I am primarily focused on at the moment, but would like to shift focus to a more long term strategy of buy/hold or possibly notes. I would like to learn more about both as my team builds up a base to start flipping and holding.

 Where would you recommend I start looking to learn about note investing?  

What is the best "Note newbie" books you recommend I read or listen to in audiobook format (preferred)? 

Where are some good places to network with private lenders to take our business to the next level?

What other strategies should I consider?  What is working for you?

You have made a great decision to get involved in the BP community!  

What strategies are you wanting to pursue in the REI world?

Are you looking primarily buy/hold? Flips? Wholesaling? Notes?  

Are you open to investing outside of NYC where it is more affordable?

I got into the REI world kinda on accident through house hacking so I would definitely recommend that route as a great way to get started. I rent out the upstairs unit in my house. You can finance up to a 4-plex with owner occupancy financing so you might want to look into a 2-4 unit property. You can live in one and rent the others out. You can even still have those properties managed and not let the other tenants know that you are the owner if you want to cut down on 3 am phone calls or knocks on the door...haha

You might also consider a strategy involving notes.  If done properly, that strategy could cut down on your overall time investment as you wouldn't need to be out swinging hammers and fixing toilets.  I am not well versed in Note investing personally but I am sure there are plenty of folks on here that are and could steer you in the right direction to learn.

Post: Opinions on Asset Protection for newbies

It really all depends on what you are wanting to do exactly.  

The biggest thing I would recommend is that you you consult a RE lawyer for all your RE strategy and structure setup, but I would consult an asset protection Lawyer for your asset protection as they are very different types of lawyers.  Operate your investments though LLC's (preferably series LLC's if they exist in your market) and your Self Directed IRA (roth if you have one). You can also keep your properties in land trusts and an asset protection lawyer can help you with that, but again it's all going to depend on your local laws so you will need to talk to a lawyer. 

Doesn't mean you have to set an appointment with a lawyer at their office.  A lot of times you can find investor friendly lawyers at your local REIA meetings. Or at least get referrals from colleagues there.

I have mixed feelings about Anderson. I have a colleague who does well up there on both the flip and buy/hold sides up there and swears by it.

The main issue with Anderson is population (or lack thereof) some factories shut down several years back and a lot of people lost their jobs so they moved away leaving a ton of deserted homes. I've heard it's rebounding a bit in the recent years, but it's still an issue.  If you're going to buy up there, make sure you're in the good school district and on the right streets. Otherwise you may have a lot of vacancy to deal with.

As a local investor and wholesaler in Indy, I've seen a lot of activity in little flower recently. It can be a good bet or a risky play depending on the street honestly.  Some streets are pretty solid with good neighbors who care and watch out for the street and each other. Others where they don't care and your lawn mower may disappear from your front lawn while you are threading the trimmer (ask me how I know...lol) so do your homework and dial in the comps to a few blocks not a half mile and same street if you can.

I joined CIREIA this weekend primarily for the networking capabilities and it has proven valuable. 

As a local investor and wholesaler in the Indy market it has helped me expand my vendor network and buyer's list. 

I attended a seminar this weekend at their facility where the presenter was Robyn Thompson and that seminar was invaluable based solely on 2 of the countless things I learned this weekend. I recommend it if you're just stating out in the Indy market and want to build your network.

To Ross's point,  INREIA has monthly meetings that are free to attend and a lot of the CIREIA members attend those meetings as well, so it is also fantastic for networking.

I have closed 2 wholesale deals this month with people I met at CIREIA and INREIA.
