Having money to invest is a good problem. I have found that in my area the real estate prices are at a premium, which makes it difficult to cash flow on a property. I have found success in buying single family homes and renting them out by the rooms. When I rent it out by the room to individual tenants, I am able to cash flow 3 times what I would have collected on the property, so it allows me to have good profits in an inflated market. It took me a while but I was able to figure out how to get good tenants that don't cause problems and clear tenant screening and expectations to that it truly is an investment rather than a full time job. My friends are lucky to get an 8% ROI on their properties. I routinely am able to get 25%+ ROI

I have found success in renting by the rooms.  When run properly it can be a very effective cash flow model.  I sign each person to a month to month contract, and each person pays a premium for each room.  The cost includes furnishings, and all utilities.  It is also imperative that there are clearly defined house rules of conduct in place and proper screening done.
