Unique Investor Opportunity! Duplex + SFH home on same parcel of land (must be sold together).

Duplex Cash Flow - $1400/month
SFH Cash Flow (once repaired) - $800/month

Total Cash Flow - $2200/month

Estimated ARV - $230k-$245k

@Zachary Betters @Michael L.  Following up on this conversation you all were having a while back, did you all ever compile a list of these portfolio lenders?  I would be very interested to see what you all came back with if you don't mind sharing.

I am currently under contract for 3 properties (4 doors) at $155k.  The current rent on all doors is $2300 / month which I would love to just keep.  However, this being the first time buying multiple properties at once, I have some questions:

1) If I just want to get a long term loan and keep the mortgage / rent the same - who would be the best person to provide a loan like this to an young LLC? Local Bank? B2R? Commercial?

2) One of the properties needs about $20k and the other two probably could use about $5-10k in repairs.  If I wanted to take hard money and refinance out of this, could I refi as a portfolio again?  Or can I refi each house separately?

Has anyone done anything like this and provide any advice?

Hi Everyone!  Fairly new to the Charlotte market and have done minor rehabs to now.  However, I was looking for a trusted GC who you have used who is great with communication and coordination who seems to be working for you instead of just making a paycheck.

Any suggestions?

@Ryan Battista I am new to BP and I am interested on how the mailer went?  I have been investing for a little over a year now in Charlotte but would like to be added to any list you have and talk to you about working together in the future.  Interested in hearing how this went?
