I have an investor who wants to come in on my first duplex deal with me. We want to use their funds for the down payment and then I would pay them out plus interest after I refinance in a year. How can I structure the deal so they are not on the title or is that not possible? In addition if it isn't possible how difficult is it to remove them later? The investor is a family member and does not want to be on the title, they just want to  make their interest and repeat
Hoping someone has some insight on where to find hard money lenders based in Wisconsin. Thank you!

Not really any specific areas. Just saw that will the price points they are selling at they would cash flow much better then properties around me and thought it would be easier to get a better cash flowing property and let a property management company take care of it

I have yet to purchase an investment property so bear with me. Why are there so many incredibly low priced homes in Milwaukee that haven't been bought up by investors? Besides the obvious cost of rehabbing many of them, they would appear to cash flow very well even after repairs? Any insight? Thank you.

The family member only wants to come in short term. Earn their 10% interest on the down payment and exit. Not sure the lender would approve of this though, considering it would change the dynamics of the loan they agreed to.

Is there a way to bring a partner in to provide down payment and reserve cash supply and then use a heloc to pay the down payment back within a year and have the property only in my name only? If it makes a difference the partner is a family member

I always set just one alarm. My wife sets several for herself because she always hits snooze. When your alarm goes off, get up, no other options. Also, sleep in on weekends. Everything in moderation.

So if I had the down payment saved up in a safe at home how do I prove to the bank it wasn't borrowed? Sorry if my questions are difficult I'm a rookie
