Thank you guys for your concerns, but the motivation for the seller is he's going threw a divorce an just wants to get out of the property, it has a new furnace, air condition roof, very minor repairs the house comps around it are 110,000 to 140,000 very nice area location is hot! It's just my first deal very nervous

Hey Guys! Great News!!! I have him locked in at 75k, What do I do next? Do I have him sign a purchase contract or disclosure form first?

Thanks Will and Chris, my intention is to quick flip it Will, an to present a purchase contract at 70% percent value of the home. Because the seller seems really motivated at this point to sell the property. Im going to tell the seller we can get 80k in less than 30 days or it will continue to sit if we try to get max value for it!

BP, I have a motivated seller who wants me to put there property under contract. The property is in a decent middle class area an it's total market value is 130,490. This will be my first deal as a wholesaler. The problem is they have tried to list the property twice for a 130,000 in the last 5 years an couldnt sale. The property is in mint condition an has 3 bedroom, 2 baths. Help me out BP what should I offer the seller there trying to sell the house as fast as possible?

Help me out Bigger Pockets, recently I came across a property that foreclosed an was put up for auction nobody bidded or purchased the home. I had seen were a financial loan company held a final judgement against the property. I tried to contact the company, which is in California, the property is in Ohio, they kept sending me back an forth from the customer service department to the real estate department like a broken record. I kept explaining to them I wanted to purchase the property out right with cash an they just kept giving me the runaround. Help me out BP, is there any other way to pursue this property? Thank you Aaron
