I hope this message finds you all well. I am currently in the process of starting my house flipping business in Indianapolis, IN and am on the lookout for a reliable and investor-friendly general contractor to join my team. As we all know, having the right contractor is crucial for the success of any house flipping project.

Here are some key criteria I'm looking for in a general contractor:

  1. Experience with House Flipping: I'm looking for a contractor who has a proven track record of working on house flipping projects. Experience in managing renovations, staying on schedule, and within budget is essential.
  2. Investor-Friendly Attitude: It's important to find a contractor who understands the dynamics of house flipping and is investor-friendly. Someone who values the importance of efficiency and cost-effectiveness without compromising on quality.
  3. Reliability: Timely completion of projects is critical in the world of house flipping. I'm looking for recommendations for contractors who have a reputation for being reliable and sticking to deadlines.
  4. Transparent Communication: Effective communication is key. I need a contractor who is responsive, communicates clearly, and keeps me informed throughout the project.
  5. Local Knowledge: Ideally, I'm seeking a contractor with a good understanding of the local market and building regulations. Local knowledge can be a significant advantage in navigating potential challenges and optimizing the project for success.

@Jonathan Klemm thanks for your response, I do travel to Chicago quite often, I have family in northern chicago. Im open to traveling a bit to learn, I have a reliable car and I don’t mind using it. Im in champaign/Urbana but I’m willing to go 2-3 hours in any direction to make it work.

Hello, my name is Aaron, I live in central Illinois and I'm new to investing and I'm wanting to learn how to flip houses. I'm not asking for freebies or looking for handouts; I'd like to bring value. I've been doing some wholesaling and I'm willing to get my hands dirty.

What can I bring to the table:

I can find, negotiate, and lock up a deal that meets your flipping criteria, be boots on the ground, and even assist where I can in managing the flip. My main goal here is to learn as much as I can about the process.

What I’m asking for:

Im looking to partner on a deal or two so I can really get the hang of the ins and outs of flipping houses. I'm asking for someone to show me the ropes, answer some questions and overall allow me to shadow a job or two. The split I'm looking for is 20/80 however this is negotiable based on the deal. If you have a business in REI and you think I can bring some value let's connect!

@Mark Faustrum thanks for your response! I live in central IL so anything within 3 hours of me I’m willing to commute, I have reliable transportation, and family in northern and southern IL. I also did focus a lot of time in the Indianapolis markets, making the trip to Indianapolis 1-2 times a week to just get started. So I’m motivated and committed to making it work when I can.

@Nicole Heasley thank you for responding, I am able to find properties, negotiate deals, and be boots on the ground, as I said I’m willing to put In the work. I don’t have the capital to bring to the table so I’m willing to get in and get my hands dirty. Thanks again!
