@Jay Hinrichs, I would be shocked if any doctors and nurses rent in this specific area.  @Tim Ryan I think most local Indy investors have an idea of how this will play out.  Which is why I went out to help him.

@Jay Hinrichs, the neighborhood is likely a low middle class neighborhood.  My lowly assessment is that the neighborhood appears to be on the decline.  One or two abandon homes some automobiles that haven't been moved in awhile.  The nice thing is that the homes are not compressed together.   Jay, if you need anyone to look in on your projects I can run by.  No big deal.

@Tyler Jahnke hey nice to see you giving back to the BP community.  Your thread will help a lot of folks.  That said, I have read your thread and pieces of it are a bit concerning.  I would be happy to go over and look at your property.  I know if I were in your shoes I would want someone to head over (ie...boots on the ground).  The old saying, "trust but verify."   Feel free to PM me.

I moved out to Indy in late August 2016.  I would agree with @Larry Fried that property inventory is very low, which has impacted turnkey providers.  I have spoken with several providers and was impressed by FS House (@Ryan Mullin and Steve Lehman.) - I am in no way affiliated with FS House.  I do know FS House is shifting its business model but I would have to defer to them to elaborate.

Regarding Indy real estate the city is pretty interesting as the areas and go from good to bad within a couple streets.   Prior to moving forward, I would suggest you start reading everything you can about Indianapolis RE online, as well as understanding the positive and negatives of Turnkey.  In the interim feel free to PM me with any questions.

I grew up in Central PA your profile mentions you will be moving to the Poconos so maybe look at the Pocono's and surrounding areas as investment opportunities.  Stay safe in Afghanistan I was there 2012 - 2013.  Most importantly, many thanks to you and your family for the sacrifice.
