You can definitely cash out with a DSCR lender....i've used a few and talked to several others. They are all about the same, pretty chill to work with but rates are going to be higher than your standard conventional loan. I would ask around, I had a mortgage through jefferson bank a few years ago and they seemed small enough to have some flexibility in what they do.

I need to hit up more local banks and credit unions, but I've been some combination of too busy and too lazy to put in that effort.

I'd start with where you live, all markets have advantages and disadvantages.  The friends I have in california that invest make ridiculous spreads but do less deals, the friends I have in the midwest make smaller spreads but do more volume.  

Honestly, anywhere can work I think investing where you live at least starting out is your best option.  And if you don't want to do that move to somewhere where you can invest where you live and it makes more sense.

The question is super broad and I think it depends on what you want to do and what your plans are. If you want to be hands off I think being a private lender or investing in a syndication would be great.  If you want to be more actively involved I think it's a matter of figuring out a strategy and asset class that you want to focus on.  

This is my blanket answer for pretty much every question but I think learning to find your own deals (in whatever asset class you choose) is a super valuable.

The only way rentals make sense in SA are if you're buying off market and even then it rarely makes sense. I think STR makes sense.


Add to this that property taxes are high and there is no rhyme or reason to how much they raise them annually, I had some this year double.  Most properties taxes went up around 30-40 percent this year

I would keep it, San Antonio is going to keep appreciating. You’ll be fine. 

And buying a property near the railroad tracks and not knowing it is 100 percent on you.

You're not getting the 1 percent rule in San Antonio unless you're buying off market and even then it's rare.  Or, if it's 1 percent rule it's a hood rental where there are other things you should be concerned about.  I sold a duplex in 78207 a few months ago that sold at a 1 percent rule (120k renting at 600/side) no chance I was keeping that.  If it's a 1 percent rule I would be skeptical.  

Pleasanton I'm not quite as familiar with but I could see it being pretty possible to get close to 1 percent, and even better than an arbitrary rule is that property taxes are a lot lower in Atascosa county than they are in Bexar.

I wouldn't want to own rentals in prospect hill, in the right part of woodlawn it would be fine.  But it changes pretty quickly at culebra like Rick referenced above.
