I'm in the process of fixing the house up for a rental. I removed the old carpet because i wanted to go with hardwood floors through out the house. When I removed the carpet I found out that I had a lot of areas on the hardwood with paint on it. Do any one know how to remove the paint from the hardwood floor?

I have a tenant who lease expired Feb 28, 2013. I gave her a 60 day notice Jan 4th that I was terminating her tenancy. The tenant refuse to leave. So i filed for tenant hold over with the city court. I had my trial and the judgement was for landlord which means i can schedule for eviction. The tenant didn't show up for the trial. In addition, the gas and electric was in the tenant name. I received notice from the gas and electric company stating the tenant has taken the gas and electric out of her name at the property and that it converted back to my name since I am the property owner. Which leads me to believe the tenant has moved out and just didn't notify me. As a landlord do I have the rights to take the property back or do I have to schedule for eviction and wait for the sheriff to let me in the house to take back possession?

I did that. Section 8 told me to enforce my lease. Enforcing my lease is evicting the tenant. Section 8 said the lease is between the Landlord and the tenant.

I live in Maryland. I have a Section 8 tenant who is violating her lease (e.g. not letting me know when repairs are needed to property, damaging the property, not paying her water bill, etc). It's to the point where I have to get her out of the property. What is the process for evicting a section 8 tenant who is violating her lease? Thanks!

@Eric L. Thanks for the topic. Ok so the overwhelming response for rentals was to refinish the hardwood floors. If it was a resale, would you guys do the same or would you guys get carpet?

Hello All. Where are you guys buying your hardwood flooring and kitchen cabinets at? I was once told that HD and Lowes have the best pricing on materials for your rehabs.
