Post: How to invest $5-10k for the novice investor

Hi all,

I am relatively new to the REI market and wanted some advice in regards to where I should start as an entry-level investor.

Instead of investing in stocks, I have decided to choose real estate as more of a tangible, practical vehicle for my investments. My goal is to acquire a diversified portfolio of properties, projects, etc so that I can reap the benefits of not just one but many streams of revenue.

How can I start off small, with say $5-10k of equity?? I just want to scratch the surface and get my feet wet with hopes of long-term investments down the road.

Any and all advice, experiences, etc would be greatly appreciated!

@Peter Amour on Realty Shares you need a minimum investment of $5K and you must also be an "accredited investor", which per SEC stipulates an income of $200,000 or more annually. 

Not in my ballpark at the moment. Maybe one day if I become a high-roller or catch a break in the RE business haha.

@Jeff Wallenius Absolutely. 

I almost walked into a bad deal with a seller who wanted me to invest in mobile homes across the country. The contract (if you want to call it that) had no description of the property, location, etc and no loan terms (he had projected I would earn somewhere around 40% ROI and up to $2.5K a month via passive residual income, which sounded all too good to be true, and it was).

I know there are other ways to utilize this same strategy without the bogus hocus pocus and used car salesman strategy he was using to try to hook me on his deal. Just waiting for the right opportunity. For now, I am trying to learn as much as possible to better prepare myself and use discernment when encountering offers.

@Peter Amour Realty Shares looks more like a financing platform, not quite for investment opportunities — correct?

@Peter Amour SF is one of the most expensive places to live in the country, if not the world. I think I will have to build up some equity and hopefully merge into that market, as there is a lot of potential there.

How do you like Realty Shares? I have heard of another site called FundRise. Not sure how either of them work. Would love to hear your input on that.

@Peter Amour I live in the San Francisco Bay Area, CA. I am looking for mostly a passive income stream to supplement my other income sources. I was turned on to turn-key investments from a friend of mine that would generate monthly residual income but it sounded too risky to move forward. At any rate, ideally that is something I would be open to considering, should the situation present itself.

Hi all,

The idea that investing a sum of money with a seller and receiving passive, residual income sounds like a dream, but does it really work? 

I was recently offered an opportunity to make upwards of 40% on my investment in which case I had to decline because there was too much gray area (and no address! Ha)

Anyways, I like the idea, but want to make sure I am using the right sources and that I have an exit strategy.

Thoughts??

Hi all,

I am new to the REI market and wanted to get some insight on how to maneuver through the seemingly treacherous landscape of real estate.

I have access to 50-100k, and instead of putting it into a CD (collecting nothing) or trying to beat the stock markets (not gonna happen), I felt that investing in real estate would be a more lucrative, hands-on way to invest in something tangible and hopefully create an income stream from.

My goal is to eventually purchase my own home and finance it through other investments (ie other properties or homes). 

Where would be a good place to start? Should I contact a real estate investment agency to help me pool my money in promising land/housing developments, with hopes of seeing an annualized or monthly return, or should I just invest in a basic real estate stock or bond?

I am extremely flexible and don't expect to see any huge ROI for the next 3-5 years (I'm in my late 20's).

Any advice, experiences, etc would be greatly appreciated!
