Hello Everyone,

Can anybody tell the process of eviction without rental certification. Rental certifications haven't been completed due to tenants unwillingness to cooperate with Property Management scheduling for repairs. Reason for eviction failure to Pay rent. Please provide any information.

Hello Everybody,

I want to give an update on the purchase. Finally, purchase the 4-unit apartment building. The appraisal came in at 664k, which is better than the 755k they were asking. There were plenty of red flags in the purchase that I should continue to use to drive the price down, but I take full ownership; it was my mistake. The Sellers were Slum landlords who didn't take pride in the apartment. A few fixes, nothing major, would automatically raise the home's value even though the goal was to be an asset and not a liability. Contractors will be out this week to go over the punch list and give us an estimate for repairs. Any advice would be greatly appreciated.

However, evicting a tenant would be an issue, Baltimore city is not giving court dates for FPR cases, you can do a tenant holdover and will be 3-4 months.

It might still worth it based on your purchase price price, and potential rent increase.


 The property is near Baltimore Penn Station and not far from University of Baltimore.  The condition of the units are fairly up to date if that helps at all. Nevertheless, I thank you for taking the time to provide this information.  Would it be ok if I contacted you in the future for advice if I need to?

 What area of Baltimore is it in if you don’t mind sharing? Biggest issue will be evicting current tenants as Baltimore has arguably the most tenant friendly laws in the country.

It is the Charles North Area.

First, the asking price is average in the area, but the seller's rent roll states that they are renting undervalue and not maximizing the building and surrounding area. Therefore, I would have to raise the rent and "risk" tenants moving out or get tenants to move in. However, my realtor advised me that finding tenants wouldn't be a problem based on today's market. I would like to have some input on which way to proceed.
