Post: Out of money do we need a loan?

We bought a home for 122k it is appraised for 149k. A home on the same street just sold for 151K. It was a foreclosure in good condition just needs updating. We have invested a lot of our own money at least 11k and still would like to update 2 full baths, the 1/2 bath and the kitchen along with a major landscape overhaul. Emotionally we hate coming home to the odd floor plan and 1970s kitchen and bathrooms. We just don't have anymore money. The good angel in me says we should wait to save the money for the rest of the redos and pay as we go, but the non-traditional/bad angel in me says just get a loan and get everything done. What should we do, what is the smart thing?

Hi BP,

We have finally been able to set back some money for a small down payment. We are currently renting a home and want to buy our first investment property.

I have been listening to several BP podcast and I'm learning that picking one route and sticking to it has proven to be successful. Such as, buy and hold, wholesale, etc. We can see our selves doing buy and hold to start out.

Our lease is up in May. Our plan is to get a traditional mortgage loan, put 3-5 percent down and go from there. We thought we would look for a duplex and live in one side or try to get a foreclosure.

Any suggestions/advice on our getting started plan?

Thanks Curt. Yes I have been looking over the BP site and it seems like a lot of people encourage new comers to continue to familiarize themselves with the site content, which has been huge for changing my mind set and opening up creativity. I really am a hands on learner. I looked up a local REIA club, it meets once per month, I am planning on going.
