If they pass income and background check it shouldn't be an issue. This is more common than you'd think. Some people like getting the monthly rent payments out of the way when the opportunity arises financially.

Agents/brokers are a good source of off-market deals. They have the boots on the ground locally and it is literally their job to generate the leads in the ways you mentioned. If I as an agent have a listing, I'm going to share it with my qualified clients first before putting it on the MLS in an effort to create value for 2 clients as opposed to 1.

In short, connect with agents/brokers in the markets your interested in. Make sure they focus on the property types you seek and you'll find yourself receiving those off-market opportunities in no time.

Hi Gabriel, since you're in an expensive market I'd look somewhere like Cleveland where your money will go further. Here is a great article from Realtor.com that gives great insight on the best markets for real estate investors. https://www.realtor.com/news/real-estate-news/best...

Your $100k-$150k will allow to acquire 1-3 properties at a discount that cash flow well. From there you can re-invest that cash flow to grow your portfolio. If you get your DTI down over time you can begin leveraging again for maximum growth.

A family member of mine in Florida who has a history of credit delinquency and a salary of no more than $75k just got pre-approved for a $300,000 home purchase. Rates are still low but not to the point where one can afford 4X their salary. Especially with a high DTI and marginal credit score. The further we get from the crash the more relaxed lenders and guidelines are getting. Though we may still be years away, signs point to history repeating itself on some level.

$1,000 is close to enough to get your real estate license in most places. If you get your license you will both educate yourself, gain experience in doing deals for others, and increase your income provided that you are hard working and open to learning.

Aside from getting licensed, network with successful investors and offer to assist them in any way possible.

Cash is good for getting the best deals even in tough markets. Financing will allow you to diversify and grow your portfolio at an accelerated rate. It will cost more but your net worth will benefit in the end. Brian Murray calls cash "Rocket Fuel" in his book "Crushing It in Apartments and Commercial Real Estate". An example of rocket fuel in action is  if you have $100,000 to spend and pay cash you can acquire one $100k asset. If you put 25% down using that same $100k you can acquire $400k in assets. This means higher cash flow immediately and higher equity growth over time.
