I just recently acquired a property in Ohio where one of the units was recently leased out at of the end of April 2023. However the tenant passed away two weeks after signing the lease due to natural causes and shortly before we closed on the property. The seller did not disclose this information and now I am left to deal with the unfortunate circumstances. To make matters worse, there is no other person on the existing lease that goes through April 2024. The tenant’s daughter, who is in adult that lives in Detroit, has moved into the unit and is now illegally occupying the unit while trying to figure out how to move forward with arrangements for her mother. As new owners, we would like the unit vacated, assessed for damages, and put back on the market for occupancy. As a result we are looking to send a notice to vacate within 30 days. 

Has anyone gone through such a situation if so any recommendations/best practices? 

Also since the daughter is not on the lease, how should we disburse the security deposit after assessing damages? The tenant has no will/deed or anything. There is another sister who is claiming she’s executor but hasn’t provided any evidence.

I just closed on a duplex that's about 3700 sqft in University Heights. I inherited tenants and they just notified me that they will not renew the lease in June 2021. As a result, this gives me an opportunity to remodel the home and make it "rent ready" while also repairing some things that would increase durability and manage my liability. I am looking to start the work in July. I am looking for contractor references to help manage the renovation and who work with out-of-state investors.

This will be a medium to heavy lift including interior (painting, flooring, kitchen, bath, attic insulation e.g.,) and exterior (painting, siding repair, balcony demo e.g,) work.

Detailed SOW outlining what we are looking to get done is ready to be shared once contacts are identified.

Any info would be much appreciated!

If so, your PM should be able to handle this for you.   If not, let me know....I have a couple of folks who should be able to help you out.

 Correct will certainly be closing on this property. We are going to try to manage the property via Hemlane Property Management Software remotely and see if this is a viable option and outsource local management as needed. Would love to connect with any of your contacts if you're willing!

Hello all, 

I am an out of state investor closing on my first duplex in the Cleveland Heights area later this month. I am looking for referrals for a handyman for general maintenance and repair work that I can build a relationship with as I scale. Some examples of repairs that I will need include kitchen cabinet repair, screen door repair, loose/missing hand railings. 

Any information would be much appreciated.

@Reece Iovine the numbers made the most sense given that I am looking for multi family properties. Also Shaker Heights neighborhood fits my risk/reward criteria when I visited. It’s a really nice neighborhood!

Hello All,

I am a newbie on BiggerPockets and looking to invest in my first out of state property in Ohio. I am particularly looking within the Shaker Heights area. I currently live in the Washington DC Metro Area and looking forward to networking with folks here.

I am currently looking for referrals for real estate agents that would be able to be my eyes and ears as an out of state investor. The original agent that I had really didn’t meet my needs (e.g., lack of adequate communication, didn’t take initiative on listings, made mistakes on purchase agreements and hoped that it would’ve been overlooked).

Given that I am an out of state investor I am looking for someone I can build trust with and that can reassure a long-standing partnership. Any recommendations on reputable real estate agents?
