Friend died back in 2019, he had a paid off SFR in Gwinnett County, Georgia north of Atlanta.

I have paid 2 years of back taxes over $6000 and another bill is coming due.

Friend had no close family. I contacted what family he had left and made a deal to lease purchase property for a modest amount and put money down on top of paying the back due property taxes.

I can't find any attorney's that seem to be interested in helping me navigate a pathway to getting title to the property or even letting me pay for a title search since I am not using them to "Close" on a home.

County government has been no help, they either won't return any calls or tell me they can't dispense legal advice when I ask them how to proceed. Surely this is not that uncommon of a situation?

Has anyone dealt with this type of situation? I am starting to think I need to petition probate court to settle the estate since no one else will do it and I have paid the property taxes?

Has anyone on here successfully leased land for a cell phone tower? I have a unbuildable lot that is in a low signal strength area according to Cell phone company coverage maps available online.

I understand usually the company would contact the property owner but has anyone ever marketed a property and gotten a lease? Terms? worth it?

You may want to take a very close look to make sure Tenant is adhering strictly to the lease. for example if lease said no pets and they've got a dog.... Bye felicia!

@Drew Feldman just a thought you should put up some posts on United Airlines FB pages, most new hires go to SFO. Drug free, good incomes, looking for affordable place to live is their common denominator.

I would get a degree from a recognizable university’s online degree program. Try and find something that will have practical application. I wouldn’t involve the family, just do it. And be sure to walk at the graduation just like any other college student for your family’s sake. In the meantime bust *** on making it in real estate!

@Alex Marquez I would try and get family, friends, acquaintances to let you rent out one room Airbnb. What I mean is setup an account, and then you rent the room from them for a few days. Show them everything online, how it works. You have to educate and explain. Then explain you want to do the same thing again, this time with a real outside guest. Manage the whole experience so that it is a excellent positive both for the guest and the property owner. Again total transparency and educate exactly how things work, when and why. Make sure the property owner gets their money ASAP. Do the room cleaning immediately. Now that they understand and are comfortable with the process explain how you will have a small business running these Airbnb rentals.

After you begin to have success doing this make a portfolio and document everything you have done. Reach out to a local lender that is here on bigger pockets and make an appointment. Go to their business, be on time, wear a suit, be a professional. Don’t try and BS anyone about anything. If they ask you something you don’t know then admit it and promise to get the answer. The purpose is not to get a loan, that’s just not realistic. But now they know who you are and know your story. Grow your business, document everything and stay in contact with the lender. Don’t be afraid to make them a mentor and ask advice. The day will come sooner than you think when they will start to offer you deals. It’s not going to happen overnight but it won’t take forever either. You have to start from somewhere. Good luck and keep us updated on your journey.

Logan, I would really finish the Pharmacy path if I were you. You are risk adverse and that is good, use that motivation to pay off your school loans when you graduate the Pharmacy program. There is no real down side to finishing if it gives you a solid job in the future with high earnings potential. There are too many things that can derail your real estate career if that is the only thing you have. And leaving the Pharmacy program, if you leave it will be very difficult for you to ever get back in and finish. 

Best case scenario you are able to turbocharge your RE career with a few years of Pharmacy work.  Worst case you have a Business Admin degree paying you 25% of what you could have been making and no cash to do RE deals. 

Bottom line is that if you want to be really wealthy at a young age, stick with the Pharmacy degree, use the earnings and creditworthiness of being a pharmacist to leverage your RE. 

I wish I was your age again and had those options.

I would strongly suggest saving your mortgage pay off money in a separate money market account until you are able to just pay off the property. I have had several friends get destroyed when they made extra payments on their mortgage and then something happened (Like Job Loss or illness) and they were cash poor. Life happens and the goal is to pay it off not down so keep your money where you can get at it if emergency strikes until the big day.

It's not much money and will be a great educational experience good or bad. Go for it and let us know how it works out!! I would actually lean towards keeping the existing tenants with some repairs and a new lease like you planned. Ask around some though to find out exactly why the owner is willing to sell to you so cheap...
