I self manage most of my rentals, I did purchase two in the last months that had property management in place. It's SPM Management of Weichert SPM they've done a great job thusfar.

How did you find this deal and how did you negotiate it?

Noticed high grass, spoke with neighbors and learned someone passed away. Offered more than a realtor and told the seller to take what he wants and leave the rest behind.

How did you finance this deal?

What was the outcome?

Wholetailed to Hedgefund, cleaned out and resold.

Lessons learned? Challenges?

Should of listed the property on the MLS missed out on an extra $15-$20k
