The key in all this is hard work, community and education. But 7k or 10k isn't a guarantee of the quality of education you'll get much less guaranteed success.I'm in the process of starting my fourth BRRR deal and in the end the true education is what you receive in the actual process. But even within that variables will always change. Find a mentor and climb into their pocket so to speak.

I actually Brrrr in the area and have done really well at it. Pre corona the market was full of sub 50k even sub 30k deals that only needed light rehabbing. I presently have three properties there two completed and the other rehab starting in a few days. The thing is in Goldsboro like anywhere else is location and research. The properties I picked up looked rough but so do diamonds at first. 45k for three properties 😁. First property took literally changing the locks vacuum and advertise. #1 15k acquisition and rents for $500 within days of picking it up. #2 15k put another 15k rehab/bulletproof now worth 85k rents for $700. #3 15k I'll be starting on in a few days. ARV of 95-115k rental est $900-1000. Made a lot of money just in purchasing these right.

Exactly what was said earlier in prior posts. You should come in at $200-350 Installed price. I paid this for a top of the line double hung window from Lowes. Just recently did a complete rental in pellas with a warranty . Not to mention in everything windows or otherwise installing the item correctly along with item cost it’s better to let installers handle the risk especially if your not completely confident you can do it correctly. Done incorrectly you just created another possibly more expensive problem for the future.
