It's spiral round duct which may be more expensive. You should not have condensation issues with exposed duct in your house. Not sure why your GC would say that.

I have not owned one but know of someone who did and it was a lot more work than they anticipated. It's like running a hotel and restaurant at the same time and can be overwhelming. If your looking toanage it yourself it is a lot different and more worm than a typical investment property. Also since they rely strongly on reputation and word of mouth, they had to be heavily involved as the help/workers typically are not paid well and need to be trained to build your brand

Well first you should not of got the property under contract without knowing how much $ was needed in repairs and either having an agent or your own review of comp sales in the area. What if the ARV is $70,000 and it needs $20,000 in repairs? I would quickly have a contractor review property to give you estimate for repairs and run your own comps to see what values are in the area. If the deal doesn't work then better to lose your EMD than owning an upside down property

Allow for them to install it but I would recommend against installing it (unless it was part of the agreement you would install) as you will then become liable if something should go wrong.

Start with a local bank. They know the area and sometimes are more willing to finance. You will typically need 20% min down payment.

Vinyl plank is very good for rentals. I know developers are using it on large multifamily. I just bought some for my rental. Key is to read and understand the thickness on it. I bought 5.5mm from lowes that is waterproof (not water resistant). You can get it as thin as 2mm but you get what you pay for. Hardwood floors everyone loves but for a rental I would not install due to having to refinish them if renters destroy them.
