while that is the cost of the brick you also need the sand, mortar and brick ties, flashing etc. also is this new construction or you adding this to an existing house ? Did your windows have brick molds on them ? 

In Virginia $1 a brick is light, your probably looking at $10-$15/SF depending upon location and sit conditions. If you need s footer or add a lintel then cost will go up and if you have any large windows that require a relieving angle they will also increase cost.

I agree that I do it on cost per unit for repairs and capex for each building. So if the four plex is under one roof then I used a capex number as described above about useful life. I do discount useful life and increase costs to be on safe side. 

I have looked into investing in Maine and the biggest challenge I found was many properties did not have tenants paying for utilities. You can have companies meter them individually but being in DC I thought it would take too much personal involvement. Congrats and hope your successful on your ventures.

on a single family yes I would take $200 a month cash flow - especially in an A or B neighborhood. @Joe Fornasiero

@Joe Fornasiero - if it has newer equipment and appliances then I would give it stronger consideration as your maintenance and capex will be lower. Make sure to have a home inspection done and I would pay the extra money to have the sewer lines camera.

I was always taught if it floats, flies or (another F word) your better off renting it.

I disagreed with the last one as I am happily married but have to agree with the first two.

if your in Canada- will your tuition be free ? If so I would recommend business or finance. I have a degree in civil engineering then went into construction management after college which gives you every aspect of building homes and managing money and understanding the entire process. So I can also say civil engineering is good as well

the DC area is very hot right now. Due to the number of investors right now I have been finding my deals further outside of DC but still within driving range. Note I am a buy and  hold investor and the DC area is more about appreciation for buy and hold and my personal opinion is now is not a good time to acquire buy and hold in DC. This is just my opinion and I know people have found deals for buy and hold and many are doing well on fix and flips but my full time job doesn't allow me the time to properly do the fix and flips.

simple question - have you used the bath in the past and did it leak ? If something was not connected then it would be pretty easy to prove work was done or that there was water damage to the ceiling area 

Take lots of pictures and have the building inspector and licensed plumber take a look at it. Also try and find out if there are any pics from the listing agent who the flippers bought it from.

you could see if a portfolio lender will finance it but you will need to have about 6 months reserves in cash. Other option is to find a partner
