I never use carpet. I use vinyl plank that looks like wood. Will pay for itself if you are buy and hold

I would team up with a local investor and be his private lender while Learning the ins and outs of the business.

Where is it located ? Do you have Actual pricing from a contractor ? $30k for the amount of work you note seems right but depends on location

I am in the process of getting a tenant in place for a rental in Montgomery County Maryland. I see the county has a standard approved lease agreement that is ten pages. I am curious if anyone has used this form, and for the addenda what have they noticed this form is missing.

I have a good lease agreement in place in Virginia, and will compare the two, but also curious to anything that people have been burnt with in the past and if they have used this form.

What they said is it could be living space - which it could for the first floor unit (additional space) - there is a big difference between livable space and a separate rentable unit. Think of a single family house with unfinished basement - that can be made into livable space but not necessarily as another rentable unit (i.e. Fairfax county as an example)

I would first try going month to month on the lease. Depending on how busy and who the builder is, this could create problems, especially if you have a contract with him already. If he is a small builder, he may have turned down other work for this project. If its a large builder, they typically will charge more if the project is delayed.  Final question is how long is the builder going to take?
