Out of state/out of country can definitely be a challenge.

It's always tough to manage teams and contractors remotely as they can easily lie and take advantage of your distance.  As a licensed GC in 2 states and a high volume investor in 12 states, we see it all the time!  False invoices, materials delivered on site that are then "stolen", etc.  It definitely is ALL about the team on the ground.  Meeting them, trusting them, and finding someone with mutually aligned interests.  

Even with my experience, I do 90% of my rehabs close to home in OH/IN/KY, and only a few outside of this region. The others we wholesale instead of going through the rehab process.

When we don't wholesale our properties out of our primary territory, I will still take on a few rehabs (just completed ones in IL, NJ, and CT). But my years of REO experience working for large bank clients allows me to find contractor resources nationwide. Even with this, it's still a difficult process sometimes!
