Great resonse. Never buy the cheap stuff, even if it's a flip and you really don't care about how long it will last. Take some pride in what you do, and if you buy a bit more expensive, installation and look will far outweigh the initial cost.

Thanks again Ryan. So the main purpose of the LLC is a form of lawsuit protection. Is there any other reason or benefits?

Thanks for the info Ryan, I too have a question.

At what point would/should you open a LLC. You stated many choose to have this done in the beginning some don't. I "plan" on buying under 5 houses this next year (rehabs/flips) then gradually grow the following years. This will be done on a partime basis ... should I go ahead and form the LLC now, later, after first flip, etc.

I'd suggest to NOT just "post" signs. Many cities, communities, HOA's have very strick requirements for posting, many of which don't allow the "We buy ugly houses" type signs on every street corner and on every light pole. It could end up costing you hundres or dollars in city fines if you do. In each city, go to their website or contact their inspections or the code enforement department to find out ... or take your chances.
