I am down to one property, vacant, and ready to rent,  but traffic has been slow.  I have a person interested but is asking if I accept vouchers for section 8.

I am hesitant to go down that road for fear of losing equity down the line or having more bad tenants.  Are my fears justified?

What are your experiences with section 8 tenants?  Do you have any experience with section 8 in Montgomery County Maryland.

I have been a member for a little while and am looking to attend a BP event in my area to meet some like minded people.  I am in the commercial construction field, have a college education and just want to start making money on my (2) rentals. Any insight and advise is greatly appreciated.

I have a rental property with a $1013 mort. payment.  It includes ins and taxes.

I rent the property for $1050.  I owe 114K on the 145K mortgage.

If I refi I can drop the mortgage to under $800 month.  It seems like a good opportunity.

What am I missing?

We own a rental condo and have been informed by our tenant that the neighbor across the hall has walked away from her unit.  Since that time, a new occupant has moved in.  Our tenant has stated that there are a lot of people going in and out in the evening and she is not sure who lives there.

Our HOA has refused to investigate who is occupying the unit.

Could they be squatters, if so, how can we find out and can we remove them. What action should be expected from our HOA.

The unit is in Montgomery County, Maryland.

Any guidance would be appreciated.

Hi,

My name is Dave.

I am a Commercial Construction Superintendent in the DMV area and a reluctant landlord. I have lived in the area for the last 14 years. My wife and I have two rental properties, one in WV that a rents for just shy of breaking even on the mortgage and another in Montgomery County that makes $100.00 positive cash flow every month.

I'm interested in finding and learning how to increase our rents received each month and possibly flipping or owning more rentals. Our goal is to offset the cost to put our kids through college and assist in paying for our retirement.

I am glad to have found this group.
