Besides deal machine and google voice (if needed) there isn't much apps that is needed for wholesaling. With a good flow of deals you will eventually build a team and system in which apps won't even matter you system will.It could be cold calling,sms blast or direct mail just find what ultimately works for you and go hard with it.

I believe the title can be held in escrow until your client fixes up the property and then can re-fi the seller out. This though is better for short term seller financing with a title company that friendly toward creative financing deals.

@Michael McKay Michael thanks for this post. I myself have dipped into using Facebook Ads and I can tell you testing is important to see which areas get you more leads and also what kind of ads. This time around I budgeted and I’m driving Uber every other day only for the amount I need to run my ads daily which has helped tremendously.

I also found being able to do my own graphic design and video editing has made it easier to test different ads. If you need any help on that graphic design for concepts, feel free to reach out.

Just joined the Bigger pockets community after spending this whole year indulging in a countless amount of bigger pockets podcast and investing books. I am currently on Active Duty status in New Jersey and have just purchased my first home this year. This purchased has motivated me to get started in investing and other real estate endeavors in my local area. If anyone is in the greater Philadelphia Areal or Upper New Jersey. Not sure how to really set up this introduction, but I hope to make some connections with a few local investors as I embark on this journey. I pretty fascinated with creative financing so hope to hear some more stories from all investors on how they were able to accomplish deals in their perspective areas of investing.

I know I am just starting out but if anyone has a company or is focused on branding, I would love to help in anyway whether it's creating a logo, website building, audio for podcasts and marketing help. I am digitally fluent and capable of all those things and more. I just really want to gain more hands on knowledge from others but also while learning through my own trial and error. Look forward to being involved in such an impactful real estate community like this and find the road to more success beyond my current career.

Wow, I was getting ready to write my introduction post finally and read this thread. I myself am Active Duty with a few months left in my contract. Would doing double close for a property instead of getting a property under contract and selling the assignment make it officially legal then?
