@Jason Moore what other background check service do you use? I'm currently in the situation of waiting for a background check from Cozy.co and it is taking a long period of time.

@Joshua S. I am in the situation where a background check is taking longer than expected with Checkr. In this situation what have you done? The applicant is a university student and his background check is the only thing that is holding up the application review process.

I used Cozy.co for the first time this month and it seems like a good and easy service. I also learned of the site from a different biggerpockets thread.

However note......one applicant's background check is taking an abnormally long period of time. Cozy.co said in this situation they can refund the money (if requested) and if the report comes in later on, the applicant and I will still have access to it. But in the meantime I need to look into a different service to see if someone else can speed things along (it's been a week now).  Cozy.co said the additional time can happen because if records are found then it becomes a very manual process to review and provide a report. Regardless, I've been very happy with the service to date.

@Garrett Diegel I am not an attorney and you should get proper legal counsel; however, this is what I put in my lease:

RENTER’S INSURANCE. LANDLORD is not liable to TENANT, guest, or occupant for personal injury, damage to or loss of personal property (furniture, jewelry, clothing, etc.) from fire, flood, water leaks, rain, hail, smoke, ice, explosions, interruptions of utilities, criminal conduct including theft, burglary, assault, vandalism or other crimes, acts of God, or other causes unless caused by LANDLORD’s negligence. LANDLORD does not carry insurance for TENANT’s benefit. LANDLORD requires TENANT to secure own insurance to protect against the above situations. TENANT will submit written proof of such coverage, add LANDLORD as “additional insured”, and will maintain such coverage at all times during the term of the LEASE. TENANT is required to have minimum $1 million liability insurance coverage. TENANT agrees to maintain such coverage in full force and effect for the full term of this LEASE , including any extensions or renewals thereof, and to provide sufficient proof of insurance coverage annually to LANDLORD and at LANDLORD’s request.

Thank you @Dan Bernstein. Since I have always self-managed the property, I have not been eligible to use VAR forms given I am not a realtor. However if I use a realtor I feel you are absolutely correct (as others have also stated) to use the VAR and adjust or amend the correct as needed.

@Daniel P. That is what I was told I could do as well. I have to go back and look for this particular realtor's lease agreement. His was NOT a VAR lease agreement. It appeared as if he took his own spin to it since he also mentioned he spent $3,000 to have an attorney put his together.

Another realtor did provide me with the VAR lease so I am reviewing it to see if it works once addendums are added.
