I have a great deal so how can I attract  a partner to help with monthly payments and closing cost, I have been approved for a new construction loan but I am shy of $50,000 for the closing, how can I fund this deal for a partner to cover monthly payment and the closing cost

What I have is a fixer 2/1 , 858 sq ft that needs foundation work, it sits on a 25700 sq ft (0.59 OF AN ACRE) lot in Napa Ca. My plans for this fixer is to fix the foundation, remodel the existing structure, add an additional 1127 sq ft of Living area to make it a 4/3 1985 sq ft home, the existing house is not in bad shape structurally so the cost of doing all this is around $275,000.00 , the cost of the dirt was $340,000.00( house not included) , Dirt has sold at $300,000.00 with a size of 0.23 of an acre another for $280,000.00 with 0.21 of an acre respectfully just a 1/4 mile down from this property and just two properties up from this property is one that sold for over $1,000,000.00 and the sale time was 4 months and the sell is less then 6 months old, that house has 1206 sq ft and was built in the 1950's, sitting on 0.59 of an acre. The total cost for this project will be at 55% of ARV, it will take myself and our crew roughly 3 months to complete rehab/new construction, this is the ugly duckling of the street, My exit is to sell this one, have a sister that is a real state agent so she gets to market is piece,, escrow closes in 30 days, so lots to do before then but will take lots of pics and updates

Went Pro and in less then a month put my first deal under contract this year, its a fixer, 2/1 that was shaken off it foundation but no worries just work, the ARV will come in at about 53-56% and will be a flip once it is finished, thanks BP community, you guys inspired me to move and take action!! Rosendo

My ' Aha moment' was defined went I sent Brandon and Josh a message to see if they were real people doing real things or to see if they were the same as rest with promises like the gurus and their programs...... most of their info is useless (the gurus) they are just out to make a buck,  I studied many of their easy ways to make money, they say, these gurus, but none have made the grade, none...on the other hand these two ( Brandon and Josh ) promise or guaranty not one thing expect friendship and a place one can hang out with like minded people and learn ..... I was encouraged to look thru the BP pages and see first hand for myself, I found what  I had been searching for,  a platform in which I didn't have to pay to play ($97.00 monthy dues)  and all that was and is required is that you be real and so I am being real and spreading the news of my new found Friends, You guys here on Biggerpockets

Hi George P, Rosendo, First according to Uniform Building Code(U.B.C.) an you can not splice a structural member as you did,that would not pass here in California, the splicing material must go beyond the point of splice 2 feet on both sides of cut/ butt joint, it must be able to take the  down force of the  building, earth movement and wind shear,  the best way is to splice the stud onto the bad stud and nail off into the existing damaged stud 16D sinker nails 2 at top and bottom and stitch the two stud together, toe nail in place with 8D sinkers, have you ID the reason for the damage? that looks like water damage, the floor is cool and all the work you did is fine, pier blocks? did you check to see if your top plate/ceiling is level in all directions , this type of damage can have other unseen problems so take care to make sure you are level also if you have any hole bored into  the studs you must use a nail stops at the those points.... good luck and happy fixing....some sagging may have accrued even small and you need to address that issue, just because the stud have rot, and the studs are just hanging there does not mean that everything is fine, don't cover up problems, fix them , liked that I saw pressure  treated material, good job , Rosendo

Hey Stevie did you find the addresses? Have you tried to get the addresses of the houses next door or across the road and go to your tax assessors or county records and ask to see the plot maps for that street and get the A.P.N. or parcel number..... hope that helps Rosendo
