I have listened to numerous podcasts lately and most advice I have heard is to start locally. 

I live in Los Angeles Area, VERY impossible to start here, however, I am curious if there's anyone who have rentals/turnkey properties/BRRR invested within 3 hour radius of LA? Palmdale, Beaumont, Lancaster etc.?

What's the cheapest you have found? cap rate?

I value your honesty. I was a Realtor myself during the high time and the charges around to get a first time home buyer into the house of their dreams were insane, I ended up learning to do the loans myself to have a full disclosure with my clients. I ended up working with how much they can afford per month instead of what their income and credit can afford them. 

This has walked me away from the business almost 8 years ago coz I feel that I am making money out of peoples dreams. 

Until I heard @wendelldeguzman on the BP podcast, he has been working with distressed sellers and buyers that are still in transition getting in to a home. I have yet to connect with him, still waiting for him to accept my request LOL 

Maybe you should try to look into your clients needs first and provide that for a fee, also definitely look for some charity to support. 

Success feels different when you have a purpose.

Yes, definitely listen to the podcasts! you wont be bored on the road. It's a good start and for sure you'll be able to have some of your questions answered.

BK will be on your records for 10 years, for a $22K debt, that's not enough risk to put it on your record for. what happens if you get into REI and have a big portfolio and then markets crash? What will be your next way out?

Think long term. 

It's expensive to file for BK and to face the judge at 22 years old, i dont think they will be sympathetic enough. Worse case they will put you on Chapter 13 and you get both worlds, BK on your record plus pay off the debt.

I would like to find out if this will be a good "house hack" 

Property 1: 

4 plex $839,000 

unit 1 2+2 - renting 1,045 

Unit 2 1+1 - renting 985

Unit 3 1+1 - renting 875

Unit 4 1+1 - renting 875 

Property 2: 

2 houses in a lot - $634,000

house 1 - 4+2 - renting $2600

house 2 - 2 + 2 - renting $1850

I am not sure if this is FHA approved, but if it is, how much will be the mortgage payment?

will i come out positive if i live in one of the units? (biggest unit)
