No. I'm actually flipping the deal. If I had the funds, I would close on it myself and re-purpose the property based on comps in the area. So I'm currently looking for an investor with some experience in the industry.

Asking = $2,680,000 $279/sqft

Comps ~ $500/sqft

Remodeled in 2012

Seems like a good deal.. But how can I be sure? This is my first time dealing in commercial. Is the cap rate important. Business is in the red so a P&L seems kind of pointless. Any advice is greatly appreciated. What are the essentials I need to determine if it's worthwhile?

Does anyone have an idea of how much a demo costs in the Los Angeles area? Also any knowledge about permits, zoning, etc. would be helpful.
