Thanks @Sharon Vornholt , yes, I always check the property address. I guess I will also check the executor's and PR's names when I come across that again.

@Account Closed , thanks for the info. I am already searching the 3 nearby counties, maybe I should add the 4th one, anything that's not within these 4 counties is too far away for me to handle.

Hi @Sharon Vornholt , nobody answered my previous question, wondering if you can help.

Here comes the question again:

Once in a while, I run into probate cases where they put a $ amount in the market value of real property section, however, when I use the decedent's name or the living trust to check against the tax collector's record, I found no real property at all?

I usually give up and throw away that lead, wondering anyone know a better way to make good use of this lead instead of just throwing it away.

The way I do it is to lookup the divorce cases from the county office and find out any couple own any property and contact them.

I found that Listsource doesn't have some older data. I once compared the data from another source, Listsource doesn't have data before 1980 (I didn't do a complete test on nation wide data, at least in my area from another source I was able to get data from 1965 - 1985 and that portion is missing from Listsource).

Also, I am not sure how Listsource calculate the equity, I believe they use the AVM and loan amount, however, I am not sure how often the update the loan amount and re-caculate the equity.

I have a question on the Click2Mail service, I played with the website a little bit, looks like for 3 day service, I have to order minimum 1000 post cards and @Blair Halver mentioned on the above that no minimum is required, am I missing something here?

Say, if I place an order of 2000 postcards, can I schedule them to go out 500 cards per week?

I started marketing to divorce leads since April, initially the response rate was at 4%, however, after several months and about 100 letters sent, the rate dropped to < 1%. I use the I buy houses cash and quick closing letter, I don't mention anything about divorce.

I will continue to market to the leads every 4-6 weeks and plan on to drop the leads after 1 year. I have never done any divorce deal before, so I don't know the timeline on the whole thing, should I keep marketing to them until sold or asked not to mail or just drop them after 1 year.

Anyone has any info. to share?

Sabrina Carapia I am also a realtor so I have been trying to get the listing from the non-motivated sellers, however, most of the time they don't want the tenants to know that they are selling so they don't want to put it on MLS, at the same time they want top dollar from a secret buyer and not willing to pay commission. Thanks for the info. though!

My revamped campaign is hitting the market this weekend (Sharon Vornholt mentioned in the podcast that you have to hit the owners multiple times in order to have better response rate, this is the 2nd round of the monthly campaign), I'll post the results here.
