Good morning BP fam,

Seeking lender recommendations that are well versed for the following loan products:

HELOC
DSCR Loans
• Cash-Out Refi

I'm interested in potentially doing a HELOC on a property that I own and using the proceeds towards a DSCR Loan for the next property. I'm curious if there are any lenders that have a property sheet that include DSCR loan approved properties or if you have a system to fast track underwriting property specs within having to writing each property individually.

I'm needing a CRE lender well versed for warehouse space for an owner/user preferably with Chase bank. Open to any recommendations and suggestions.

Sidenote: Open to other CRE lenders well versed in other asset classes for other investors.

First SFR Buy/hold. Renting all inclusive fully furnished.

Made repairs and renovated the home with modern finishes and furnishings.

Know your exit and budget accordingly.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I represented myself but if I wasn't licensed I would work with someone who is an expert in your area and invests in real estate themselves. An agent who invests in properties will have a better understanding of what to look out for and be able to guide your better.

Happy to hear any insights, things to look out for and experiences to leasing to a business or LLC. We have an applicant that is wanting to lease through their company and use the property for their employees when in town. The only drawback I see is if the tenant were to do an Airbnb or STR. Let me know your thoughts. Thank you in advance.

I'm currently looking for a dedicated full-time admin or VA to handle the day to day tasks so I can focus on scaling the business. Interested in hearing the experiences you've had on certain VA companies, etc. Looking for someone that is attentive and/or a company that tracts work, well versed in real estate, contracts, etc. The things I'm most in need to delegate.

Good evening All,


I have a property that I am looking to sell by offering owner's financing.
The remaining mortgage balance will be paid at closing by the buyer and the remainder that we've agreed will be offered as owner finance. Terms: 25% Down Payment Wired To Seller At Closing | 3 Year Term at 6% Interest Amortized | First Payment Due 04/01/2023 | No Prepayment Penalty

I've read on some threads but most date back 10 years and in different areas and most of my research has shown various pricing and/or will only service large portfolios. My main goal are to ensure that I have proper reporting in the event of a default to ensure I have no legal issues regain possession, and of course have an advocate to collect payment. 

I'm located in Atlanta, Georgia. Interested to hear your thoughts as well as any recommendations. Thank you in advance.
