Hi again, Mr. Pockets. I've put my primary home on market, just Zillow for now, with a nice description and price started at $700,000 ($70,000 less than posted last yr). I will work with agents for 3%, but unwilling to show to each agent to avoid hassle of exclusivity shpeal and having to organize house for each non-buyer showing. Since it is being sold "As-Is" I don't need to explain or show more than I have to to agents, but I may be self-sabotaging. It is too high considering the work it needs, but with Sandy, availability of housing and a large # of Asians with Cash in Flushing, NY -- I am trying to keep positive,

I've gone down $11,000 since listing 2 months ago, but house needs about $100K of work. It is an antique with Olde World Charm -- a semi-attached English Tudor in North Flushing. I get attached to places, but I have to let place go for less; fear of unknown . . . my mom flips RE and says I'm not going to get anything for place I wouldn't even buy. Her positive attitude stinks. I think I need counseling but want to avoid RE Agents. It would be a great Home/Office for a medical practice, where do folks look? Where should I go for what kind of specialist? A home inspector? Thanks for any advice. Miriam in No Flu, NY

I have be sole resident for almost 30 years, other two are mom and my ex-hub.

My resentment is that I am on title for 25%, mom for 50%, ex for 25% and I have been sole payee all these years, without alimony and only with verbal promise from mom that the 50% would be mine; after my last bad marriage, she took promise back and decided 50% not mine.

Thanks for other replies, because 70% of home value is better than nothing, even if I only get 25% and maybe Capital Expenses.

What do I do now? While I've lived here almost 30 years, paid off house and made all capital repairs, other owners not inclined to up any of the City taxes, since it was paid off! Now it is 8 years worth, I did not pay and if it is auctioned, what are chances of having home sold at hi amount? Are these things fixed among insiders? My kids think they just take home in exchange for 30G tax bill, but it isn't that way, right? "in dire-straits and can't think to well"

Thanks, Mr. Gulley. I LOL all the time at my situation. My mom flips RE in San Bern, Ca and in South America . . . so I persuaded her that in order for me to move and buy a new place, she would have to relinquish her 50%, as per title and maybe accept a figure, which I think I should include in PoA, of about 100G's. Me and my daughters would take higher than our 25%, as per title, be able to move into new place with that amount, X would still get undeserved 25%. My Atty just contacted me:"The power of attorney needs to be the current New York Statutory short form. I would advise that it be prepared by an attorney. It can be signed outside the US but then it needs to be acknowledged by a US consular official, otherwise by a notary in the US." so I would include her $100,000 agreed to sum in this doc and hope she signs it!

I am trying to get a handle on making a Power of Attorney so my mother doesn't have to be at closing; While she was expecting 50% at closing, I may have convinced her to accept far less, so I'd like to include agreed to amount in Power of Attorney, so she doesn't feel I am trying to get away with something! The other co-owner, my X from 26 years ago, expects his 25% and I don't have funds to buy him out, so Mr. Di P's suggestion wouldn't work here.

Is this Power of Attorney something I should do before or after retaining a buyer or a closing attorney? Mom is in the country a few more days and I still haven't found a buyer but would like to be prepared anyway. Is there a generic web site for one, is is called something like "title transfer P of A" of does it have to be real estate specific, bank specific? Miriam

Thanks for real solid, useful replies; I am looking for homeowner's carrier, so I could take line of equity and make improvements without selling my soul. Basis for fear is if I sell without restoring years of NY weather and neglect, I will take huge loss on sale of primary home of 30 years, which I have maintained solely and paid off on my own, but mom and ex are on title too!!!

Can I have a handyman live in basement of NYC home, in exchange of up to 12 hours weekly work, for up to 3 to 6 months rent free - - if he signs a waiver of landlord liability and takes renter's insurance - - since home is uninsured?
